How profitable will it be to sell real estate in Dubai in 2025?

Selling real estate on the secondary market has its own nuances.

First, according to UAE law, you can only sell a property through a licensed agent. You cannot simply post your ad on the local "Avito" website, as such services only work with agencies. To start the process, you need to sign an exclusive agreement with a broker. This is an official document confirming that only this agent has the right to sell your property for a certain period of time.

Secondly, most agents will first ask how much you originally bought the apartment for and how much you want to sell it for now. It is rare for a broker to take it upon themselves to study the market, analyze similar properties, and honestly assess the real value of your property, so most often everything is based on your figures, even if they are not entirely market-driven.
Thirdly, the agent's commission in the secondary market is limited by law to 2% from the seller and 2% from the buyer. But in the primary market, the agent can get from 3% to 8%, and almost immediately — the buyer makes a 10% down payment, and the commission is already in the broker's pocket. In the secondary market, the agent has to agree on the terms of the deal, collect a full set of documents, organize viewings, meetings, permits, and bring the deal to the actual transfer of ownership. There is more work, less money, and no guarantee of a paycheck. That is why many brokers are not eager to get seriously involved in the secondary market and, at best, simply place an ad and wait for someone to respond.
